Considering the wonderful coverage Curt here at Urban Indy provided in the months leading up to and during the construction of the Broad Ripple Parking Garage, it’s surprising that nobody wrote a feature once it opened. But it looks like we didn’t.  So here’s a chance, now that the garage has just celebrated its fourth birthday.

It has been a while since the last update we provided on Urban Indy regarding the Broad Ripple Mixed Use Parking Structure. As you would imagine, progress has been swift! I have heard that there is a target opening in March sometime and the on-site labor over January and February shows that the developer is eager to meet this time frame. Numerous overnight concrete pours have taken place in this time period and there have been some rumblings here and there from neighbors who had to endure the loud hammering and machinery.

In the first of what I expect to be many updates, I present the first pictorial update of the now under construction Broad Ripple parking garage. We have spent a lot of bandwidth here at urban Indy debating the planning, financing and need of this project. The project has also generated plenty of it’s own controversy, most notably, when the developer requested a zoning variance to avoid flood protective design features; the structure sits in a 100 year flood plain.

Hot off the presses, we’ve got another new first floor plan for the Broad Ripple Village Parking Garage (BRV Garage). This was presented to the Broad Ripple Village Association (BRVA) land use committee last night.
From Tom Healy of the BRVA: “There will be an opportunity to see the most updated plans this Thursday at Envision Broad Ripple, 5:30-8 @ the Indpls Art Center. The developer and the architects will be in attendance to make a presentation about the project and to answer questions.”

The City-financed Broad Ripple Village Parking Garage (BRV Garage) is still working its way through design stages and the City regulatory process. Most recently the BRV Garage was up before the Board of Zoning Appeals (BZA) on 10/11/11. The City needs to get a variance to build the garage without “structural floodproofing”, as well as a number of variances from the Commercial Zoning Ordinance to build the structure up to the sidewalks on College and Westfield (which we support) and to build a drive-through for the southern retail space (which we do not support).
