In the first of what I expect to be many updates, I present the first pictorial update of the now under construction Broad Ripple parking garage. We have spent a lot of bandwidth here at urban Indy debating the planning, financing and need of this project. The project has also generated plenty of it’s own controversy, most notably, when the developer requested a zoning variance to avoid flood protective design features; the structure sits in a 100 year flood plain.

Suffice to say, this project has traveled a long path to get here and earth is finally being moved. A large tower crane is on site to assist with the daily lifts. Many concrete columns are either already poured or being framed. If you have not been keeping up, this project intends to create a multi-story mixed use structure that will serve long term automobile parking needs for the village while providing new retail space along College Ave. There will also be a police station on site as well as bicycle parking and electric car charging spots.

Have a look at some of the pictures that were recently shot. Keep an eye out for future updates on this project as it moves forward. I expect construction to move swiftly if recent observations are any indication of the pace the construction crew intend to take.

  • This will be great!! I foresee this bringing more people into the village due to its convenience. Glad to see some progress happening in broad ripple.

  • Can’t wait to see more retail boom near the garage!

  • They are really moving quickly. It’ll be nice to see retail on what was largely a vacant lot (save for Marco’s). I hope the garage eases parking congestion on the side streets, but I wonder if having to cross College will lead more people to simply continue with street parking and use the garage as a last resort. I’m also glad to learn there will be a police station onsite.

    Glad to see this prime corner finally (under unified ownership) being redeveloped in non-suburban form, even though it’s not where I’d have put a parking garage.

  • Glad it’s moving… My biggest gripe with this project is that this site would have developed on t’s own with the right investment elsewhere. The opposite may happen, but it will be significantly more difficult.

    BTW – as a frequent driver, biker, and runner through this area, I actually enjoy the traffic routing with the lane closure south of BR Ave/Westfield. Much more predictable for all uses and backs up about the same amount. I’d like to see it remain one lane after construction!

  • Ben, that site has been essentially unchanged for the better part of 40 years, and for almost all that time significant private development has been occurring in the Village. If this site was going to get redeveloped without a nudge from the city, it would have happened by now.

  • Nudge? I’d like a nudge that practically pays for my entire building and then guarantees my revenues.

  • Considering that I live less than a quarter mile from the site, so naturally I’m pretty excited about the project. It should help Kosene find a tenant for that corner spot across the street.

    • My hunch is that Kosen is asking for an outrageous rent price for that space and that’s why it has sat vacant so long, and so many businesses that seem to be doing at least okay end up leaving.

      If they’d lower the price and give a local place a chance to develop a following, who knows what would happen.

  • My brother is tying steel on this. Awesome to see the crane getting to work. Looks like it’s going to move quick. Controversy aside, this is likely/hopefully going to drive some great development in west B.Rip. Just, hopefully not another Kilroy’s…

  • Living across from the site is horrible. The crew got a variance to work overnight and the noise is unbearable. Imagine being awakened at 3am on an almost nightly basis because planters, vases and candles in your home are shaking while they are pouring concrete. The sound is so loud, so intense that you can still hear it while wearing earplugs! The overnight racket began in late November and we were advised it will continue on a regular basis until at least the end of February. Once again, the neighbors get screwed and have zero recourse!

    • I agree! I live very close also and haven’t been able to sleep for months!! I don’t remember the last time I slept all the way through the night!

      • So, it’s not enough that Ersal Ozdemir is being given a free parking garage, paid for by City parking revenues, but he also needs to be granted special permission to violate the noise ordinance? That’s rich.
